How Oil Prices Affect the Economy: Calling for a Third Industrial Revolution
Why are oil prices rising and costs going through the roof? Seems like every time the economy starts to get stronger, oil prices go way up, and then the economy crashes again. In his book The Third Industrial Revolution, Jeremy Rifkin reveals the truth about the tie between our economy’s health and gas prices. Epipheo thought we’d help spread the word about why energy, power, and gasoline can cost so much money and be so expensive. industrial electrician vs construction electrician?
In a nice short easy answers(if possible) who can tell me which one makes more money?
Can architects earn more money? or have higher salaries?
I think that Architects need to involve in business, because they always design for someone but never for themselves. Why is that happening? Architects never invest their revenues in their projects. Of course, many people would argue that architects do not need to make investments because they have high salaries. Moreover, architects depend too much on other people to do projects that they want to. Instead of waiting for someone to come to them to create a building’s design; they should invest their money to make their projects real. In fact if they would have high salaries and they would not be living poorly right now, because architecture is not having a good moment due to the economic recession. As a result, a lot of architects have lost their jobs. However, the involvement in economy is actually important, because architects will not sustain the profession only with design; they need to get more involved in the business area, and show off that they can do more than just designing because architects could be also really good doing business but they do not implement that ability at all. In my opinion, the profession needs some changes because it is being too conservative. For this reason, civil engineers are taking control under the construction sector because they are doing more than architects do. Furthermore, a civil engineer is currently also a contractor whereas the majority of architects are not. Architects’ rights also has to make good improvements, because architects should be the ones who design the entire building without the necessity of someone else as a civil engineer, and the civil engineers should only focus on their transportation and industrial services. Architects should know more about structures. In that way, they would not need civil engineers in their jobs, because civil engineers are also the ones who are dulling the architecture sector. Architects also work hard, and get very little for that great sacrifice.
Huge real estate purchase dilemna, Please Help!?
I need some help with a situation involving a house that I bought in December of 2008. I live in the State of Washington. I was looking to buy a house all through 2008 and had failed to close on two houses, because of issues that were found in my inspection and the sellers would not correct. After looking and looking, my step father, who owns many rental properties offered to sell me one of the rentals. My step father who has been a realtor for 40+ years, had a property with a double wide mobile home on 1 acre of zoned commercial mixed use property. He gave me, what he said was a good deal on it, and knowing him for my entire life I trusted him.
In the months before the purchase, I was renting the house from him and fixing it up, spending my money to make the house very nice. There was a septic issue on the house from early in 2008, and I was given the go ahead by a friend of his with the city to fix it. Since I do underground construction for a living, running a new drain field took less than a day with a buddy and a mini excavator. I thought everything was golden. Turns out I got a call from the Health Department in early October of that year and they were investigating the problem. I answered some questions with them and didn’t hear from them for a number of months.
So during the end of 2008, my step father kept telling me we weren’t ready to sign papers, and then all of a sudden one day, he told me we had to sign the papers. We did in the middle of December 2008. I had one of his agents represent me as the buyer in the process.
Shortly after the purchase, february of 2009, I receive a letter from the county health department containing a notice to correct violation of the septic system. I was assured by my step father that the issue was fixed. Finally after much back and forth with the health department and promises that it would get fixed from my step father, I had to move out of my house February 28, 2010, or risk fines for every day that the property stayed occupied.
I quickly put the property for sale with and agent who lists much of the commercial property in the area as advised by my step father, and was told that I would make quite a profit off of the property. So for the last year plus, I have been paying an 50 monthly mortgage payment on a house that I cannot live in. And I desperately need help.
I started to do some digging and I found many discrepencies on what needed to be done to the house before it was sold and many of them never were. There was an email from someone with the lending company that specified that a 5 year roof certification had to be done on the house before the sale could be completed. I know for a fact that wasn’t done. The roof on the house has had some small leaks since before I bought the house, but those small leaks have gotten much bigger. In two rooms the floor has warped because of moisture.
I also just went down to the health department and got a chronology of the property as it pertains to this problem. I was shocked to discover that my step father received a citation and a failure to appear in court regarding the issue on the septic a month before I bought the property. Basically the health department just transferred the NOCV to me after taking over ownership.
I need help in what direction to go. The market is very slow and I don’t feel I will be able to sell the house in the coming months, and recoup my losses. I don’t know whos at fault in this situation. I know that probably some of it falls on me for trusting my step father. But can you blame me? I had known him for all 25 years of my life and he was always very good role model. I know there was some fraud, but I cannot tell who was the one most at fault. There is no way that the property should have been able to be sold with the problem on the septic. Also without a roof certification and the other conditions set forth by the lending company on my FHA loan.
I have been very limited in work the last year and a half and have spent a good deal of time on unemployment. I am still paying this 50 mortgage because I have good credit and do not want to default on my loan. I am living with my father now as I don’t have enough money to rent a place and pay this mortgage. I don’t know where to turn for answers or who to go after for this situation. I need this burden lifted. But I do not currently have the financial means for a lawyer and hope that someone could point me in the right direction. I am sorry this was so long winded but I felt a good explanation was needed in this very cloudy situation. Thank you very much for any help you can provide.
So my question is who is at fault here: Me? My stepfather? The lender? The title company? My real estate agent?
How much better does it get? Trans people question.?
I first started making changes in my life in 2003 and actively transitioning sense 2005. I am now a few months away from reconstructive surgery, its simply a matter of saving the rest of the money. I have my letters of recommendation. What I want to know from others is did you find your life improving as you progressed. As hard as it has been at different times dealing with the loss of people I loved, but the relationships that survived are so much stronger now. The harassment at work in a very male dominated field (heavy industrial construction) I find my life getting better by the day it seems. With each big change such as coming out, starting H.R.T., name change, getting into a very loving relationship with a guy that loves me for me. I find a confidence in myself I could have never imagined. My self esteem has improved 100% in the last few months as I can finely look in a mirror and say I like myself. I have a wonderful therapist that is more like a friend that has been there for me and never pushed me to do things I was not ready for yet. I know without a doubt this is the best thing I could have ever done for no one but me.
Have other people found such positive results during there transitions or have I just been really lucky?
Could anyone help me financially to expand my new business?
As of today, I am sole proprietor of a limited liability company and I will specialize in commercial electrical construction, maintenance, and repair. I am 21 years old, have been an electrician and instrument technician for two years, and obtained an associates degree in instrumentation and electrical prior to my experience. The tools that I own are at the job site that I am currently employed. I have been married for 3.5 years, have a 3 year old boy, and a 7 month old girl. Trying to provide for my family and pay bills to support them has left me with very little money to purchase tools and equipment. I have always dreamed of becoming an entrepreneur like my father. He has always told me that the best thing for economies in rural areas such as the one I live in is for someone to start a new business that will offer employment opportunities. As of now i am unable to fulfill my dream due to tight family budgeting. If anyone could help me it would be greatly appreciated. This may be a fantastic request, I just hope that there is someone out there who is successful and has been in the same situation as the one I’m in. I would love nothing more than to have something to give my children when they grow up so that they do not have to struggle the way that I have.
thanks for your time.
